Service overview
EICR – Electrical Certificate in London
An Electrical Installation Condition Report (EICR) checks the fixed wiring in a property and tells you whether it is safe to keep using. Our electricians are NICEIC registered.
Private landlords in England need an EICR at least every five years, and before a new tenancy if the last one has expired. Homeowners are advised to have one every ten years, or when buying or selling.
We cover homes and businesses across London. Tell us about the property and we will book the right engineer.

Useful information
Frequently asked questions
How long does an EICR take?
Most flats take two to three hours. Larger houses and HMOs take longer. The power is switched off for short periods during testing.
What happens if the EICR is unsatisfactory?
Any C1, C2 or FI code makes the report unsatisfactory. Landlords then have 28 days to get the work done. We give you a fixed quote for the repairs and a certificate once they are finished.
What do C1, C2, C3 and FI mean?
C1 is danger present, C2 is potentially dangerous, FI needs further investigation and C3 is an improvement that is recommended but not required. Our guide explains each one.
Do I need to be at the property?
No. The tenant or your letting agent can let the engineer in. We send the report to you, and to the agent if you ask.
How much does EICR – Electrical Certificate cost?
Prices start from £79.00 including VAT. The final amount depends on the property details and the scope of work, and we confirm it before the visit.
Can I combine this with another service?
Yes. Book one service online and add the others in the notes, or request a quote, and we will arrange them together, often in a single visit.
Which areas do you cover?
All 32 London boroughs, the City of London and selected towns near the M25.
What should I prepare before the visit?
Make sure the relevant areas are accessible and tell us about any access instructions or known issues when you book.
When will the engineer contact me?
The engineer calls you on the day before they set off.
