How often a rental needs an EICR, who gets a copy, the deadlines for repairs and the fines for missing them.
How often you need one
Under the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020, a private landlord must have the electrical installation inspected and tested at least every five years by a qualified person.
If the last report gives a shorter date, for example because the wiring is old, the next inspection is due on that date instead.
Who gets a copy
Existing tenants must get a copy within 28 days of the inspection. A new tenant must get a copy before they move in, and a prospective tenant within 28 days of asking for one.
If the local council asks for the report, you have 7 days to send it.
If the report is unsatisfactory
A report with any C1, C2 or FI code is unsatisfactory. You then have 28 days, or less if the report says so, to have the remedial work or further investigation done.
Once the work is finished, send written confirmation to the tenants and the council within 28 days.
Fines
Councils can fine a landlord up to £30,000 for each breach of these rules.
